How do we get started?
The best place to start is with visiting a financial institution of your choice. They can work with you to determine exactly what you can afford and to provide pre-approval- an important first step in the home building process.
How long does the building process take?
The entire process takes between 150 and 180 days from the time the foundation is poured. Because you're working with Wellnitz & Sarow Builders, you can feel confident knowing your home will be built to your exact specifications, and those specifications will help define what your timeline will be.
Why should we build a home now?
It's probably in your financial best interest to build a new home sooner than later. Property and building costs typically increase every year. In addition, changes to interest rates and inflation can substantially affect building costs from year-to-year. If you're now renting, the sooner you can build a new home, the better. Imagine building equity starting with your first payment as opposed to throwing it away to rent.
What if I have a home I need to sell first?
If you're building a new home with Wellnitz & Sarow Builders, we'll list your current home with Wellnitz Realty for a super-low 5% commission rate. For more information, please contact our realtor, Janet Lyne at 608-752-4065.
Where does Wellnitz & Sarow build homes?
While we're located in Janesville, WI, we build homes across most of South-Central Wisconsin and its surrounding counties. If you have a particular location in mind, contact us for more information.
Does Wellnitz & Sarow build custom homes?
Flexibility and customization have been a principle part of our business for years. We pride ourselves on doing whatever it takes to make you, as a home buyer, happy. We have a professional draftsman on staff to help you design your dream home or customize one of our home plans.
Does Wellnitz & Sarow Builders offer a warranty on its homes?
Absolutely. We provide a thorough one-year warranty on all of our homes. Individual components of your home will carry their own manufacturers warranty as well. For more information, please contact us.
Do you have someone on staff to help me customize my home?
Yes, we have a professional draftsman on staff to help you design your dream home or customize one of our home plans. You can also contact Sherry Porter of Excalibur Interiors at 608-752-0056 to discuss flooring and design decisions.
Does it take a long time to make all the necessary design and building selections?
While there are a lot of choices that need to be made, we can help you through the process and make it a much quicker one for you. We understand that a new home is a significant investment and some decisions will require more thought and consideration than others. That's why we're here to help.
Do we need a construction loan?
Yes. A construction loan is a short-term loan for home building with which the lender typically disburses the funds in stages. By visiting your financial institution, you can learn more about how a construction loan works and how to apply.
Will you build on my lot?
In most cases, we'd be happy to build on your lot. Of course, before we can make a commitment to do so, we need to take a look at the property and conduct an evaluation of the lot. Wellnitz & Sarow Builders also has several properties of its own which you may be interested in building on. Please contact us to set up an appointment.
Can Wellnitz & Sarow build a home plan I've already decided on?
Sure, we can build any home plan you have in mind. Or, if you just have a general idea of the type of home you'd like but you're not sure how to put it down on paper, we can create the design for you.
